The short answer
First-time buyers, explained in plain English.
Most first-time buyers need a deposit of at least 5% of the property price, plus money for legal fees and surveys. Lenders check your income, outgoings and credit history to decide how much you can borrow. An adviser compares lenders' criteria for you and manages the application through to completion.
Who this is for: Anyone buying a home in the UK who hasn't owned property before — on your own, with a partner, or with family help towards the deposit.
Your options
Your adviser compares these with you and explains the trade-offs before you decide.
5–10% deposit
Fewer lenders and usually higher rates, but it can get you on the ladder sooner.
15% deposit or more
Opens up more lenders and typically lower rates.
Family-assisted
Gifted deposits, or products where family savings support the loan.

We explain the risks of any recommendation in writing before you proceed.
01Can I get a mortgage with a 5% deposit?
Some lenders offer 95% mortgages. Rates are usually higher and criteria stricter, so we show how they compare with a 10% deposit.
02What is an agreement in principle?
A lender’s indication of how much it may lend, based on a basic check. It helps show sellers you’re serious, but isn’t a guaranteed offer.
03Can family help with my deposit?
Many lenders accept a gifted deposit with a signed gift letter. We’ll explain the options and what the lender will ask for.
