Buy-to-let rental calculator
Buy-to-let lenders need the rent to cover the mortgage interest by a set margin. Enter the loan you want to see the rent a lender is likely to need.
How this works
- Lenders usually need the yearly rent to be at least 125% (basic-rate taxpayers and limited companies) or 145% (higher-rate taxpayers) of the yearly interest, worked out at a stress rate of 5.5%.
- The rent a lender accepts is usually based on a surveyor's valuation of the market rent, not the rent you plan to charge.
- Criteria vary between lenders — for example for five-year fixed rates, portfolio landlords and HMOs.
These results are estimates for illustration only, based on the figures you enter and the assumptions shown. They are not a mortgage offer or personal advice, and what lenders will offer depends on your circumstances.
