Stamp Duty calculator
Stamp Duty Land Tax is paid on homes in England and Northern Ireland. Choose your situation to see what you might pay and how it’s worked out.
How this works
- For residential property in England and Northern Ireland. Scotland (LBTT) and Wales (LTT) have different taxes.
- First-time buyer relief applies to homes up to £500,000 where every buyer is a first-time buyer and it will be your main home. Above that, standard rates apply.
- Buying an additional property (including a buy-to-let) adds 5% to each band. Properties under £40,000 aren't charged the surcharge.
- It doesn't cover non-UK resident surcharges, mixed-use or company purchases. Rates last checked: 1 April 2025. See GOV.UK for current rates.
