Mortgage overpayment calculator
Paying more than your monthly payment — regularly or as a lump sum — reduces what you owe faster. See how much interest and time it could save.
How this works
- We work month by month at the rate you enter: the lump sum comes off the balance straight away, and the extra monthly amount reduces the balance on top of your normal payment. Your monthly payment stays the same, so the mortgage ends sooner.
- Many lenders let you overpay up to 10% of the balance each year during a fixed or discounted deal without an early repayment charge. Check your own mortgage terms before overpaying.
- Some lenders lower your monthly payment instead of shortening the term. It's also worth keeping savings for emergencies before overpaying.
These results are estimates for illustration only, based on the figures you enter and the assumptions shown. They are not a mortgage offer or personal advice, and what lenders will offer depends on your circumstances.
