The short answer
Company directors, explained in plain English.
If you own a significant share of a limited company (usually 20–25% or more), lenders treat you as self-employed. Most look at the salary and dividends you've drawn over the last one or two years. Some can use your share of the company's net profit instead, which can help if you leave money in the business. We find lenders whose approach fits how you pay yourself.
Who this is for: Directors and shareholders of limited companies — including newer companies with a shorter trading history — who are buying, moving or remortgaging.
Your options
Your adviser compares these with you and explains the trade-offs before you decide.
Salary and dividends
Most lenders use the income you have drawn, from your tax calculations and tax year overviews.
Share of net profit
Some lenders use your share of the company’s profit, including profit kept in the business.
Shorter trading history
Some lenders will consider one year of accounts rather than two.

01How many years of accounts do I need?
Usually two, though some lenders will consider one year. We check which lenders fit your trading history.
02Can lenders use the profit I leave in the company?
Some can use your share of net profit rather than just salary and dividends. It depends on the lender and your accounts.
03Do I need an accountant?
Many lenders want figures prepared or confirmed by a qualified accountant, so it helps to have one involved early.
